A decision is still ahead
Royal Docks Waterways has published Royal Victoria Floating Residential — Early ideas, dated October 2026. The document describes a feasibility study led by Haptic Architects and Gort Scott, so that Royal Docks Waterways can decide in 2027 if and how to proceed.
This is early engagement, not an announcement of planning approval. The illustrations are conceptual.
What the material includes
The ideas include residential moorings, floating homes, shared facilities and an extended public boardwalk. The document envisages homes of 1–3 storeys and a mixture of boats and purpose-built homes that can change over time. It also sets out environmental and safety intentions.

The official project FAQ, checked on 5 October, gives approximately 100 units as an indicative possibility if something like the current illustrations went ahead, and says nothing has been decided. It is not a confirmed maximum.

We support sensible regeneration and more homes in appropriate locations. We oppose permanent residential development within Royal Victoria Dock's open water. The proposed improvements should be weighed against alternatives that retain the open basin.
